Welcome to 1734 Chianti, a spacious and comfortable 3-bedroom, 3-bath home located in the beautiful Napa gated community just off East N. 10th Street. Whether you’re visiting family, in town for work, or attending an event at Abilene Christian University (ACU), you’ll enjoy a quiet, convenient location just minutes from campus, shopping, restaurants, and local attractions. The gated neighborhood offers a peaceful atmosphere and access to a community swimming pool. The pool is maintained by the HOA—not by us—so while we hope you enjoy it during your stay, we aren’t able to control its condition or availability. At times, especially during the school year, the pool may be busy with college students. If you notice the pool appears dirty or needs attention, please let us know and we’ll gladly report it to the HOA. Inside, you’ll find a clean, comfortable, and thoughtfully furnished home with three spacious bedrooms, three full bathrooms, a fully equipped kitchen, and inviting living spaces designed to help you feel at home. The home also has a small private backyard. Please note that we’re currently making improvements to the backyard fence, so it is not yet fully enclosed. We apologize for the temporary inconvenience and appreciate your patience as we complete these upgrades. Because the fence is still being repaired, we do not recommend the backyard for pets that require a secure, fully fenced space. Parking is easy and convenient. Guests are welcome to park under the covered carport behind the home, which accommodates up to two vehicles, or in front of the house if preferred. Please avoid blocking neighboring driveways and be mindful of HOA parking rules. Whether you’re in town for ACU, work, or simply passing through Abilene, we hope you’ll enjoy the comfort, convenience, and quiet charm of 1734 Chianti. We look forward to hosting you!
